Monte Isola, the jewel of Lake Iseo is the largest and most beautiful lake island in Italy. This brand new residence offers apartments and villas with stunning panoramic views across the lake.

• 1 bedroom apartments from Euro 150,000 (Web Ref: N-288)
• 2 bedroom apartments from Euro 190,000 (Web Ref: N-289)
• 2 bedroom villas from Euro 250,000 (Web Ref: N-290)

The location is at Menzino a town of the south west side of the island. The island itself is located in the middle of Lake Iseo, which at 12.8 km 2 is the largest lake island in Italy but also in mainland Europe. The island does not allow cars, except for emergency services such as the doctor, police, public services and the priest. Permissions have to be granted for vehicles such as construction. Residents therefore either walk or use mopeds or cycles to get to work and around the island.

It can be reached by one of the many passenger ferries that make the short journey from the main lake-shore daily throughout the year, or it can be reached by private boat. The shortest ferry ride is via the lakeside town of Sulzano which is only 800 mts across the water to arrive on Isola at Peschiera Maraglio, a small fishing town which is like taking a step back in time. Here there are traditional coloured houses, many narrow streets and although not a touristic centre it is an interesting muddle of old properties with a promenade and the ferry jetty, which in summertime is adorned with flowers and flags.

The absence of cars makes it a most tranquil and picturesque place, superb for rest, relaxation and leisure, walking is popular and cycle hire is available and also very popular with residents and tourists. There is a 15 m tourist route around the island which can be walked or cycled. The south east of the island has a steep wooded aspect whilst the western side is more gently sloping with fields producing local vegetables, olives and grapes.

The island is not just a beautiful and tranquil touristic destination, it has some 1,800 residents residing in its 8 villages, 11 hamlets and 4 main towns of Menzino, Siviano, Carzano and Peschiera Maraglio. There are a number of churches dating between 1400 and 1600 with lovely frescoes, statues and altars of historic interest. The island has olive groves, vineyards and chestnut woods, its highest spot is at 600 mts above sea level and here stands a shrine, the Madonna della Ceriola.

This brand new low level development will have just 50 properties; a mixture of little villas on 2 levels, apartments on ground or first floor level with either 1 or 2 bedrooms. Features of the properties are; covered and open terraces, use of traditional rustic stone work and a modern but traditionally sympathetic design in keeping with the stunning natural landscape. There will be a resident’s swimming pool, a spa and a gym. The properties will have Energy Certificate Class B rating. Construction is due to start in 2012 with completion expected around autumn 2013.

The development is ideal for investment or holiday home. There is available a Holiday Package service, where management will provide a letting service to include maintenance, insurance, storage etc. This service can also be extended to incorporate owner’s yacht or boat, or boat rentals in conjunction with a local marine agency.
